  • Step 3: We Dispo The Deal - We handle buyer outreach, offer negotiation, and transaction coordination on the dispo side while you stay on the A-B contract.

  • Step 4: Close & Get Paid - At closing, the assignment fee is split 50/50 on the HUD or through separate assignment. You get paid directly from title.

● Executed purchase agreement

● Clear property photos (interior and exterior)

● Any addendums and seller disclosures

● Access details (lockbox code or showing instructions)

Additional items for creative finance deals:

● Latest mortgage statement

● Any lien documentation (HOA, tax liens, judgments, etc.)

● Key terms summary
