We Keep It Stupid Simple

  • Step 1: Submit Your Deal - Fill out our JV form with the contract, photos, and key numbers. No form, no review.

  • Step 2: Underwrite & JV Agreement - We underwrite the deal, confirm we can help, then send you a simple non-exclusive 50/50 JV agreement.

  • Step 3: We Dispo The Deal - We handle buyer outreach, offer negotiation, and transaction coordination on the dispo side while you stay on the A-B contract.

  • Step 4: Close & Get Paid - At closing, the assignment fee is split 50/50 on the HUD or through separate assignment. You get paid directly from title.

  • You Keep the Seller - You remain on the A-B contract and control the seller relationship.

  • Response Time - We typically review new submissions within 24 to 48 business hours.

  • Marketing Window - We ask for at least [X] days of inspection or marketing time in your contract to properly move the deal.

  • No Daisy Chains - You must be direct to seller or have direct equitable interest. We do not work daisy chains.

For all JV deals (cash or terms):

● Executed purchase agreement between you and the seller.

● Clear property photos (interior and exterior) or a shareable link folder.

● Any addendums and seller disclosures.

● Access details (lockbox code or showing instructions).

Additional items for creative finance / terms deals:

● Latest mortgage statement(s).

● Any lien documentation (HOA, tax liens, judgments, etc.).

● Key terms summary:

○ Principal and interest payment.

○ Taxes and insurance amount or whether they are escrowed.

○ Reinstatement amount and total arrears if behind.

○ Any balloons or unusual terms.

If any of these are missing, your submission will be placed on hold until you provide them. Using a structured application like this lets you filter out bad fits and focus only on promising opportunities.
