We review every submission seriously. But we can't move a deal that doesn't have the fundamentals. Here's how to send us something we can actually sell.

The must-haves.
Don't submit without these.

These aren't suggestions. If your submission is missing the basics, it's going to sit in review longer or get passed on entirely.

Clear property address — full address, not just "house in Phoenix." We need to pull comps.
Contract or asking price — what's the number? We can't underwrite "make me an offer."
Deal structure — cash assignment, subject-to, seller finance, novation, etc. We need to know what we're selling.
ARV or comps — show us the spread. If there's no margin, there's no deal for our buyers.
Photos — interior and exterior. Phone quality is fine. We need to see what we're marketing.
Existing mortgage info (for creative deals) — balance, rate, monthly payment, lender.
Timeline — when does the contract expire? When does the seller need to close?

What makes deals move fast

Real spread. If the numbers work for the buyer, the deal moves. Period.
Clean photos and details. Deals with complete info get marketed same-day.
Motivated seller with a timeline. Urgency sells. If the seller needs to close in 30 days, buyers pay attention.
Desirable market. Active investor markets with demand move faster than rural areas with no buyer pool.
Clear title situation. No liens, no probate drama, no clouded title. Clean and ready to close.
Reasonable assignment fee. A $5K fee on a $150K deal moves. A $30K fee on a $150K deal sits.

What gets deals rejected

No contract. If you don't have it locked up, we can't market it.
Inflated numbers. Padding the ARV to make the spread look better doesn't fool our underwriting.
No photos. Buyers want to see the property. "I'll get photos later" kills momentum.
Unrealistic assignment fee. If the fee eats the buyer's profit, nobody bites.
Incomplete submission. Missing address, missing price, missing structure. We need the basics to move.
Expired or expiring contract. If it closes in 5 days and you're just now submitting, it's too late.
