The Basics

No. We don't talk to sellers. We work the buyer side. You bring the contract, we bring the buyers. That's it.
Cash assignments, subject-to, seller finance, hybrid/creative, novation, and Morby method. If your deal doesn't fit a neat category, submit it anyway. We'll take a look.
The Partnership
Core split is 50/50 of the net assignment fee, paid at close through title. No upfront fees, no monthly charges, no hidden costs. Proven partners get bumped to a 30/70 split once you hit $25K in funded fees to us OR close 3 deals with us in a single quarter — whichever comes first. The better you perform, the more you earn.
No. Non-exclusive. Keep marketing the deal yourself. Work with other dispo partners if you want. If you find your own buyer first, no hard feelings. Seriously.
100%. Your seller, your contract, your relationship. We never contact your seller. We work the buyer side only.
Yes. Once we accept your deal, we send a simple, non-exclusive JV agreement. It protects both of us, outlines the split, and covers transaction terms. Straightforward, no tricks.
Yes. Just note that you're licensed on the form and make sure your brokerage is cool with assignment/JV transactions. We work with agents all the time.
Submitting Deals
At minimum: your contact info, property address, photos, contract price, asking price, ARV, close of escrow date, occupancy status, and access info. For creative deals (SubTo, seller finance), we need the loan details and terms too. More info = faster turnaround.
Yes. No contract, no review. We can't sell what you don't control. Lock it up first, then submit.
We'll still look at it, but it slows everything down. If we need more, we'll reach out. Want it moved fast? Send everything the first time.
Yes. One form per deal. If you've worked with us before, it's faster the second time around because we already have your info on file.
We'll tell you why. Usual reasons: pricing is off, photos are missing, or there's no buyer demand in that market. Fix it and resubmit, or send us a different deal.
Process & Timeline
24-48 hours. If we need more info, we'll reach out. If you haven't heard back in 48 hours, follow up -- but that rarely happens.
We build a professional deal presentation, list it on our Terms For Sale marketplace, send targeted alerts to matched buyers, and do direct outreach to our investor network. This isn't a Facebook post. It's a real sales process.
Depends on the deal, the market, and the price. Well-priced deals in active markets can move in days. Overpriced or complicated deals take longer. We'll be honest with you about timeline from day one.
Text and email. We'll update you on buyer interest, offers, and next steps. You can reach out anytime. We don't ghost partners.
Money
Paid through the title company at close per your JV agreement. You get a settlement statement and your share directly from title. No invoicing, no chasing payments. Core split is 50/50, bumping to 30/70 once you hit $25K funded or 3 closed deals in a quarter.
Zero. We don't charge for review, marketing, or anything else. We only make money when you make money. That's the whole point.
Nobody pays anything. That's the risk we both take. No penalties, no fees, no awkward conversations.
We coordinate with the title company on the assignment and transaction details. You stay in the loop on everything. We push it to the finish line.
